Abstract
In Malaysia, rapid urbanization process have triggered problems in house ownership especially among middle income group in urban area and Penang is no exception. Inaccessibility in house ownership dan inadequacy in number of houses had caused numerous impacts to the society and nation. Therefore, the house ownership problems should not be seen in an economic perspective only, instead it should be seen from various multi-dimensional perspectives in order to assist the nation to achieve the true meaning of sustainable development. In that respect, this study has 3 main objectives: to identify the multi-dimensional factors that become challenges for middle income urban population to own a house, to analyse the multi-dimensional impacts due to the inability of middle income urban population to own a house, and to examine suggestions to increase the ability of middle income urban population to own a house. In order to achieve these objectives, this study applied the qualitative study through the process of in-depth interview and direct observation. Informants were choosen based on purposive and snowballing sampling techniques consisting of 25 informants among middle income urban group and 5 among stakeholders group. Qualitative data collected were analysed using thematic content analysis technique through the process of semantic and domain analysis. This study found out that there are 6 multi-dimensional factors that become challenges for middle income urban population to own a house comprising of economy, social, geography, physical, infrastructure and housing policy.
